Frasers Property to redevelop Yishun 10 into mixed-use project with 110 residences, launch set for mid-2027

Yishun 10 opened up in 1992 as Singapore’s first cinema multiplex. The development houses a 1,477-seat Golden Village cineplex, in addition to 10 ground-floor strata retail units and a cellar carpark. It lies next to Northpoint City, which is owned by Frasers Centrepoint Trust (FCT).

“With Yishun 10 Memories, we call the community to share their stories, memories and experiences, as we start the upcoming chapter of the Yishun Central site with a brand-new mixed-use development that supports evolving lifestyle needs and aspirations,” stated Soon.

Located next to Yishun MRT Station and Yishun Integrated Transport Hub, the project is going to also be connected to neighbouring shopping mall Northpoint City via the occurring underground pedestrian link.

Yishun 10, a retail development around Yishun Central, will be redeveloped right into a mixed-use property with non commercial and retail components that will launch in mid-2027. It will be the very first household launch in Yishun Central in over a decade, said owner and developer Frasers Property in a Sept 2 release.

Upperhouse Singapore

Last year, Frasers Property settled its ownership in Yishun 10, purchasing the Golden Town cineplex from Hong Kong film creation company Orange Sky Golden Harvest Entertainment for $48 million, and the 10 strata lots from FCT for $34.5 million.

Slated for finalization in 2031, the 99-year leasehold property development will feature roughly 110 non commercial units and a retail podium at street level. Occupying a site area of 39,125 sq ft, it will have an overall gross floor area of 117,376 sq ft.

“Yishun 10 carries an exclusive location in the hearts of numerous Singaporeans who grew up in its current area,” claimed Soon Su Lin, CEO of Frasers Real Estate Singapore.

Placemaking consultant Studio Lapis will lead the job, that will also identify possibilities to include components from Yishun 10 in the brand-new project.

The group also announced the start of “Yishun 10 Memories”, an initiative to document the building’s area in the community.

Operations at Yishun 10 are expected to discontinue on March 2, 2027, to make way for the brand-new advancement.
