CapitaLand Development to launch LyndenWoods, first residential project in Singapore Science Park

CapitaLand Development, the real estate development arm of CapitaLand Group, is set to preview the 343-unit LyndenWoods, the very first private non commercial development in a refreshed Singapore Science Park, on Saturday June 28.

The development is going to make up 2 24-storey pillars with a mix of two- to four-bedroom units of 635 to 1,647 sq ft. The condominium also offers a two-storey basement carpark with 240 lots. Each of the residential towers are going to be constructed in a dual-point block design with designed sky patios on each floor. According to CapitaLand, this design takes on a visually fenceless design that boosts all-natural ventilation and daylight.

CapitaLand Development’s most recent residence project addresses thriving need for well-located, high-quality real estate and exemplifies exactly how integrated urban areas can supply both future-ready liveability and sustaining investment value, says Tay.

Notable property developments in the vicinity of LyndenWoods include National University of Singapore, National University Hospital, the one-north precinct, and Rochester Commons. Surrounding schools and educational institutions such as Fairfield Methodist School (Primary), Anglo-Chinese Junior University, and Singapore Polytechnic.

The sales gallery is located next to 7 Science Park and the property development is projected to kick off for sale on July 12.

LyndenWoods sits on a 124,352 sq ft site that was previously inhabited by the Defence Science and Technology Agency from 2000 to 2018, after which that building was dismantled in 2020. CapitaLand Development successfully applied to rezone the plot from business park to non commercial.

“LyndenWoods is a pivotal breakthrough in the ongoing change journey of Singapore Science Park. CapitaLand Property development’s very first residential property within Singapore Science Park reflects our concept to invigorate the area right into a vibrant, mixed-use innovation cluster,” claims Ronald Tay, CEO of CapitaLand Development (Singapore).

This biophilic architectural design mimics the project’s distance to nearby green spaces such as Kent Ridge Park and the Southern Ridges. LyndenWoods is even expected to obtain the BCA Green Mark Platinum accreditation.

Resident facilities consist of a co-working lobby, a 50m infinity lap pool, an entertainment tennis court, a pickleball court, a devoted pet’s park, and the Lynden Club– a resident clubhouse with a gym, social lounge, and function room.

The open of LyndenWoods comes immediately after CapitaLand completes the redevelopment of Geneo, an integrated development presenting five Grade A structures and the 250-unit Citadines Science Park Singapore. Residents of LyndenWoods will take advantage of the brand-new services, F&B options, and placemaking activities arranged by CapitaLand at Geneo, that neighbours the upcoming apartment.

Two-bedroom units and two-bedroom plus study units comprise approximately 65% of the complete unit mix, with 137 units of typical two-bedders extending from 635 to 721 sq ft, and 92 units of two-bedroom plus study units of 850 to 883 sq ft.

LyndenWoods is a five-minute walk to Kent Ridge MRT stop on the Circle Line (CCL), which is one stop far from one-north, and 2 stations away from Buona Vista Interchange on the CCL and East-West Line. The area around LyndenWoods is also supported by bettered passerby and cyclist framework.

Meanwhile, there are 45 three-bedroom units of 1,023 to 1,066 sq ft, together with 46 units of three-bedroom + Guest (premium) type flats of 1,292 sq ft. Only one pile comprising 23 units of four-bedroom (premium) units of 1,647 sq ft is attainable.
