Potential BTO at Kallang Basin Swimming Complex, St Wilfred Sport Centre sites likely to be Plus flats: ERA Singapore
The plans to seal the Kallang Basin and St Wilfred sports facilities for redevelopment are reasonable, given that both locations are considerably older matched up to many other sports facilities, sees Eugene Lim, key executive officer at ERA Singapore. “It makes sense for the places to lead the way for far better land usage, especially considered that they are situated fairly near to the city center,” he includes.
The Kallang Basin ActiveSG Swimming Facility and the St Wilfred ActiveSG Sports Centre will cease functions entirely in the 2nd half of 2025. On June 13, URA, HDB and Sport Singapore together declared the closure of the facilities upon their lease expirations. The Kallang Basin complex, found on Geylang Bahru Lane, will close on Sept 1, and the St Wilfred facility on St Wilfred Road is going to close on Oct 1.
Lim believes that near future Build-to-Order (BTO) plans at the site could be marked as Plus flats due to their proximity to town and amenities. Plus flats have tighter resale restrictions compared to Standard type apartments, including a much longer minimum occupation era of ten years and constraints on renting out the flat.
He predicts the future BTO job at the site might include a mix of 2- to four-room flats. “The close-by sites have a plot ratio of 2.8, and assuming a the same plot ratio, we may see some high-rise BTO flats, potentially as much as 36 floors,” he includes.
At the same time, the St Wilfred Sport Center is a 10-minute stroll from Boon Keng MRT Terminal. It stands close to St George’s Road, wherein much of the existing HDB apartments go back to the 1980s, according to Lim.
The Kallang Basin Swimming Complex site is inside walking distance of Geylang Bahru MRT Terminal and the Geylang Bahru Market and Food Center. Lim indicates that most of the general public property blocks in the Geylang Bahru area were established in the 1970s, suggesting a desire for new advancements that will certainly renew the area.
Residents will have connectivity to a brand-new Sport-in-Precinct center in neighboring Kolam Ayer, which is set to start at the end of the year. Meanwhile, plans to introduce public housing at the two sites are currently being researched, according to the firms.
